These comments address buildirg issues only, additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the 1997 Uniform Building Code, as amended by the State of Washington and/or Washington State Energy Code 1997 Edition, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division wall two complete new sets of drawings reflecting the corrections requested. 1. Provide cross section for each different type of construction. Sections shall be specific to this structure. Specify connectors at plates and ridge. Section 106.3.3 2. Bearing walls over 10'0" tall are required to be engineered by a structural engineer per Table 23-IV-B of the UBC. 3. Show foundation vents on foundation plan. 4. Specify hold-downs at alternate braced wall panels. Show on foundation plan. 5. If concrete porches are to be used, show reinforcing steel stubbed out at 18" o.c. to resist differential settling. 6. Provide intermediate support detail(s). Show how connections are capable of resisting uplift and lateral displacement. Show minimum 12" clearance to grade. 7. Provide cross section of continuous concrete footing in crawl space. Show required reinforcing steel and minimum 8" thickness.
