Prior to issuance of any permits, landscaping plans must be reviewed and <br /> approved by the Planning Department per Section 35.100 of the Zoning <br /> Code. The landscaping plan must show location and dimensions of <br /> required detention ponds, water quality treatment facilities, rockeries <br /> and retaining walls, and grading at 2 foot intervals. Irrigation systems <br /> must be provided in all landscaped areas per Section 35.130 of the Zoning <br /> Code. Prior to issuance of occupancy permits, a 2 year maintenance <br /> assurance device must be provided for the landscaping per Section 35.130B <br /> of the Zoning Code <br /> 32. Signs must comply with Category B sign requirements. Freestanding sign <br /> location should be shown on the final site plan. Note that the height of <br /> freestanding signs is based upon the setback from the property line which abuts <br /> the street right-of-way. <br /> 33. Sale or ground lease of a portion of the site will require approval of a short plat <br /> alteration or binding site plan. <br /> 34. Four fire hydrants are required. They shall be located within 200 driving feet, but <br /> not closer than 50 feet of every structure. The location of the hydrants must be <br /> approved by the Fire Marshal. <br /> 35. Based upon 74,600 square feet of Type V-N, sprinklered construction, the fire <br /> Flow requirement is 3,625 GPM. <br /> 36. When the required fire flow is over 2,500 gpm, the fire hydrant shall be served by <br /> a main which loops around the building or complex of buildings and reconnects <br /> back into a distribution supply main. <br /> 37. Such plans must include <br /> plans for the underground mains that will supply the sprinkler system. <br /> Above ground sprinkler piping must be hydrostatically tested as established in <br /> NFPA Standard 13. Underground piping must be hydrostatically tested and <br /> Flushed as established in NFPA Standard 24 for private fire mains. All such tests <br /> must be witnessed by a Fire Department inspector.
