In doing some Initial research, commercial occupancies where services are provided to
children could be E, I, R or A, based on the number and age of children, duration of stay, purpose(religious, educational,
day-care,etc.) In addition, there are state amendments to the IBC that modify the Institutional oc%upancy, as it relates to
chilaren and adults, and creates a new LC occupancy in IBC Chapter 4.
In short, more information is needed from your client to determine the use. If your client will need to obtain a license from
the state to operate this facility, what type of license that they are seeking? What is their intended use of the facility,
customer age range and interaction provided, total square footage, and business hours? In talking with you today, you
mentioned an E occupancy. Section 305.2 addresses Day Care, and may be the code reference that you are looking for in
regards to determining the applicable occupancy.
Mezzanines are defined in IBC Section 505. There are typically more restrictions when classifying an area as a mezzanine
instead of as a second floor, some of which are dependent on the construction type and use of the building.
It sounds to me as if you are on the right track. I (or any of us)would be glad to review your recommendations for the
occupancy and floor areas of the building, with the supporting Information.
Meg Haley
Plans Examiner, City of Evom1f
425-257.8813
425.257.8856 rax
1
