N80-2 <br /> FINAL DECLARATION OF NON-SIGNIFIANCE <br /> The proposed action is the issuance of building and qrading permits to a11.+ t-hL- construc- <br /> tion of a 5,880 sq. ft. warehouse addition to an existing 217,160 sq. ft. me,-al building. <br /> The following factors were considered and the listed requirements were placed in respon e <br /> to comments submitted by various City departments during their review of ar. Fnvironmentul <br /> Checklist for this proposal: <br /> 1. The site is zoned M-M, Medium Manufacturing Zone, which would allow this csc. The <br /> site is currently cleared and graded, has a gravel surface and is being partially used <br /> for parking. A grade difference of several feet between the existing and proposed <br /> sites may result in the removal of a substantial amount of earth. Any soils removed <br /> from the site must be deposited at a location previously approved by the City. The <br /> proposed building is one-story and is to be used for storage. <br /> 2. Access is proposed via 80th and the existing driveway. Adequate parking must be <br /> provided for the entire site in compliance to the City of Everett Zoning Code. <br /> (Three spaces plus one for each three employees are required. ) Standard street <br /> improvements including concrete A-1 curbs, gutters and 5-foot concrete sidewalks and <br /> iasphalt street section are required and are being installed by L.=.D. at this time. <br /> 1 3. Drainage must be designed in conformance to the City's drainage ordinance. <br /> On-site detent on and provisions for oil and sediment removal are required. <br /> j 4. Participation in the program to fund Lift Station 113 is required. <br /> 5. A detailed drawing shall be submitted to the Public Works Department showing <br /> parking layout, lzndscaping, driveways, utilities, storm drainage, and all required <br /> improvements to the public right-of-way. Public Works Dept. approval of these <br /> drawings is required before any F-rmits are issued. All improvements shall be <br /> I <br /> completed before the Occupancy Pe, it is issued. <br /> I <br /> I <br />
