C <br />ExIIIUIT <br />EMKIT 526 COMMERCE CENTER <br />A,NANT <br />SIC•N CRITERIjti <br />The <br />following sign criteria have been established for the purpose <br />of <br />maintaining the overall appearance of Everett 526 commerce <br />Center, Buildings A and D for thie benefit of all Tenants. No <br />will be permitted without <br />H <br />deviation <br />from those criteria <br />a H <br />Landlord's prior approval in writing. <br />Y H !n <br />t <br />The <br />criteria has also been establish to provide maximum <br />integration <br />n <br />continuity <br />with the environment and an architectural <br />.3 <br />with the project. <br />H <br />B. <br />AD INI6T ATION; <br />zo <br />1) <br />Tenant Is responsible for the installation, maintenance, and <br />H v <br />removal oP its sign in a manner acceptable to and consistent <br />with the high standards of Everett 526 Commerce Center. All <br />H v g <br />costs incurred to provide sign maintenance will be at <br />a" � <br />Tenants expense. Tenant is responsible for obtaining <br />aignago from the landlord and the city <br />3 <br />approval of exterior <br />of Everett prior to installation. All costs associated with <br />H 1-3 <br />sign permit approval are the responsibility of the Tenant. <br />g (n H <br />Inside signs must be approved by landlord. <br />0t1fn <br />2) <br />Upon termination of Tenant's lease, the sign will removed <br />and any damage to the building shall be repaired at the <br />y Ho CO <br />Tenant's expense. <br />I <br />]) <br />No additional exterior eignage will be allowed on the face <br />of the structure. <br />4) <br />Signs installed without approval or contrary to the <br />criteria, will be removed by Landlord at Tenant's expense. <br />5) <br />In the event of any conflict between Tenant and Landlord in <br />regard to the application of those criteria, the Landlord's <br />decision shall be final and binding upon the Tenant. <br />C. <br />SIGN SPECIFICATIONS_. <br />1) <br />Addresses shall be 4" high black vinyl letters on the Pace <br />.— <br />of the building above the Tenant entry door. <br />2) <br />Tenant Signage <br />a. Tenants names will be limited to the upper facado of <br />the individual tenant space. Tenants shall locate <br />eignage over main entry doors. <br />b. The letters for tenant signs shall be 20" maximum, <br />dimensional foam lottere paintod of a color approved by <br />the Landlord. The lattsrs will be mounted with <br />1 <br />adhesive directly to the building surface. Maximum sign <br />coverage will not exceed 40 square Pact. Tenant eignage <br />may contain logos or more than one row of information <br />'o <br />provided that the total sign area of 40 square feat is <br />not exceeded and the number of rows of information <br />.presents a professional appearance. <br />I <br />C. All signs must be approved in writing by Landlord, <br />including both "inside and outside" signs. <br />7. <br />Ground Monument <br />a. A ground monument will be located at the entry <br />locations to the property. <br />4. <br />Additional Signage <br />i <br />a. No additional exterior oignaga shall be granted on the <br />face on the structures. <br />b. Address aeries numerals shall be painted on the and of <br />Buildings A and B on Both Street in accordance with <br />Everett Fire Department Standards. <br />n � <br />
