Detailed drawings in accordance with City Design and Construction <br />0 <br />�H., <br />G <br />';Candards shall be submitted to the Public Works Department showing <br />site parking layout, landscaping, utilities, storm drainage, temporary <br />construction erosion control, and all required improvements in the <br />x <br />H <br />public right -of -fray. Public Works Department approval of these <br />H <br />drawings is required prior to any permits being issued. All <br />t-,H <br />improvements shall be completed, approved, and warranted before the <br />�j. <br />H <br />Occupancy Permit is issued. (SEPA Other Policies) <br />0 <br />t7 <br />En <br />S� <br />K <br />2. The existing wetlands dnd buffer areas must remain undisturbed or <br />y <br />H <br />0 <br />mitigation must be provided. A minimum of 25 foot vegetative buffer <br />H <br />0 <br />to <br />shall be provided around wetland areas preserved and the wetland buffer <br />should be clearly marked prior to clea tog to insure that construction <br />equipment does not intrude into the wetland buffer areas. Any damage <br />to the wetland or associated buffer area must be repaired and <br />revegetated prior to issuance of Occupancy permits. (SEPA Water, <br />?1ants and Animal Policies) <br />3. A fire hydrant is required within 200 driving feet but not closer than <br />5� feet, of every structure per Ordinance 473-80. Such hydrants are to <br />be located per Fire Marshal's approval. Further information is <br />requirea and must be provided tc the City for a definitive analysis of <br />the total number of fire hydrants required. A fire flow of 2,000 GPM <br />fully sprinklered is required; this could be higher if proposed ongoing <br />processing within the buildings are deemed to be of extra hazard by the <br />Fire Marshal. (SEPA Public Services and Utilities Policies) <br />4. If Lae proposed buildings are used for storage of high piled <br />combustible stock, they must comply with Article 81 of the Uniform Fire <br />Code, 1986 Edition. Also processes which include the application of <br />flammable iinlshes must comply with the requireme:ts of Article 45 of <br />the Uniform Fire Code, 1988 Edition. The storage of flammable liquids <br />must be in compliance with Article 79, 1988 Edition, and Fire <br />Department permits are required for the storage of flammable liquids <br />and for their application. (SEPA Public Services and Utilities <br />r Policies) <br />_ 5. Special charges for connection to the sewer and water systems in <br />' accordance with Ordinance 1171-85 are applicable. The actual cost <br />shall be computed by the Building Department per the Ordinance in <br />effect at the time and according to the information provided on the <br />approved plans on the date of permit issuance. (SEPA Public Services <br />and Utilities Policies) <br />6. Grass lined swales will be required to treat stormwater runoff per City <br />_ Design Standards. The site plan submitted shall be revised, prior to <br />issuance of any Building or Public Works permits, to show how the <br />required length of grass lined awales will be incorporated into the <br />project site.
