PROPOSED DECLARATION OF NON -SIGNIFICANCE Description of Proposal: The proposed action is the issuance of grading and building permits to allow construction of an approximately 28,800 square foot building to be used as an office, warehouse, and manufacturing building. The following factors were considered prior to making a preliminary decision on this proposal: 1. The site is zoned M-M Medium Manufacturing Zone, which would allow this use. The site has been cleared. 2. The proposed site is directly north of the existing Opcon Building to which a future addition is anticipated: Three additional future buildings are anticipated for future development on the site. No specific internal traffic circulation plan has been submitted for the total site. 3. The site drains into Merrill -Ring Creek. Drainage must be designed in conformAnce with the City's Drainage Ordinance. 4. Access is proposed via 80th and private driveway. Parking �s proposed directly adjacent to the access Street.
