PROPOSED DECLARATION OF NON -SIGNIFICANCE <br />Description of Proposal: <br />The proposed action is the issuance of grading and building permits to allow <br />construction of an approximately 28,800 square foot building to be used as an office, <br />warehouse, and manufacturing building. The following factors were considered prior <br />to making a preliminary decision on this proposal: <br />1. The site is zoned M-M Medium Manufacturing Zone, which would allow this use. The <br />site has been cleared. <br />2. The proposed site is directly north of the existing Opcon Building to which a <br />future addition is anticipated: Three additional future buildings are anticipated <br />for future development on the site. No specific internal traffic circulation <br />plan has been submitted for the total site. <br />3. The site drains into Merrill -Ring Creek. Drainage must be designed in conformAnce <br />with the City's Drainage Ordinance. <br />4. Access is proposed via 80th and private driveway.
