The subject property is non -conforming with respect to <br />than <br />lot area and lot width. Specifically, it has less area and a narrower width <br />required for lots in the zone district in which it is located. it was made <br />non -conforming as a result of a series of events involving Public Acquisition of <br />lots <br />Right -of -Way for SR 526. Box 646 <br />(C�1 <br />Mukilteo, WA 98275 <br />Loca'ion of Property: Northwest corner of 84th Street and Xavier 'day <br />(Refer to attached map) <br />1 <br />Zoning: R-1, Single Family Detached Low Density Residential <br />Minimum lot size 7,000 square feet <br />Minimum lot width 60 feet <br />Applicable Section of the Zoning Code: 38.080.0 <br />Certificatiou would allow one single family dwelling to be constructed <br />on the <br />by the <br />subject property. Listed below are the Findings and Conclusions reached <br />+� <br />Planning Director in reviewing the instant application: <br />1. According to the information submitted by the Applicant, the subject <br />property <br />contains 5,308 square feet and has a width of approximately 42 feet <br />at the <br />mid -point. It was made non -conforming with respect to minimum tot size and <br />the original property <br />width as a result of Public Acquisition - a portion of <br />was used for right-of-way purposes on SR 526. <br />2. Section '- 1130.0 of the City's Zoning Ccde sets forth the process and <br />criteria <br />'W <br />for c tg lots made nor -conforming by Public Acquisition. <br />_�. <br />3.
