hopelas & Associates C2girteering & Design Services
307 N. Olympic Ave, Suite #208
Arlington, WA 98223
(360) 653-4615 FAX: (360) 651-2085
July 8.2011
Tom Szalay
1132 90'4 Street SW unit #6
Everett WA 98204
Subject: Structural analysis for the alteration to the balcony on the condominium at the above
address
The lateral and vertical loads were analyzed for the subject changes to the building according to
the requirements of the 2009 International Building Code and the 2009 International Residential
Code. The following design conditions for the analysis are based on the site conditions or
according to the minimum code requirements:
Roof Snow load: 25 PSF
Floor live load, upper floor: 40 PSF
Roof type/weight: comp/10 PSF
Soil bearing capacity: 2000 PSF
It was found all of the framing, beams and columns and footings are done in an acceptable way
and meet all of current code requirements. Lateral bracing is only slightly changed, less than 300
Ibs lateral force for the whole building, both seismic and wind. Accordingly, there is no
significant change to loading on the whole building. There are also new additional walls that
provide additional lateral bracing, so the building has more bracing that before the alterations.
If you have any questions or are in need of further assistance please feel free to call.
Peter Chopclas PE
MWO
