The site is currently <br />vacant. Duplex lots are proposed <br />for both lots. <br />GENERAL INFORMATION: <br />A. Existing Zoning: -R-2, Single Family Medium Density <br />B. Existing Land Use: Vacant <br />C. Streets: 90th Street S.W., a local access <br />street, abuts the subject property <br />D. Utilities: Sanitary sewer and water service is <br />available from existing public <br />utility systems in 90th Street S.W. <br />II. EMC 18.20.060-REQUIRES THAT THE FOLLOWING ELEMENTS SHALL <br />PROVIDE A BASIS FOR APPROVAL OR DISAPPROVAL OF PROPOSED SHORT <br />SUBDIVISION: <br />A. Public Health, Safety, and General Welfare - Evaluation of <br />the proposed subdivision to determine whether the public <br />health, safety, and general welfare has been served. <br />Finding: The public health, safety, and general welfare <br />are addressed through the conditions of approval stated in <br />this report. <br />Conclusion: The public health, safety, and general <br />welfare have been served. <br />B. Public Use and Interest - Evaluation of the proposed short <br />subdivision to determine whether the public use and <br />interest are served. <br />Finding: The proposed short subdivision would create two <br />lots which could accommodate up to four units. <br />Conclusion: The public use and interest have been served <br />by providing additional housing. <br />C. Comprehensive Plan - Evaluation of all elements of the <br />Comprehensive Plan and its consistency with the proposed <br />short subdivision. <br />
