In this manner, business development will <br /> . occur in areas that can be efficiently served with transportation and utility infrastructure, <br /> and residential areas will be protected from encroachment by incompatible uses. This <br /> strategy will require redevelopment of many of the underutilized commercial and <br /> industrial properties in the planning area. Everett's traditional <br /> manufacturing base has experienced a decline from its early days, when the original city <br /> was ringed with numerous waterfront industries. While vestiges of the city's wood <br /> products tradition remain, aircraft assembly, high technology manufacturing, <br /> warehousing, transportation, and service businesses currently dominate the city's <br /> industrial base. The manufacturing sector of Snohomish County's economy is expected to <br /> decline in proportion to the service, W.T.C.U, government and retail sectors. The City <br /> feels the preservation of a strong industrial land base is the key to the long-term <br /> economic health and stability of the county and region. Everett's large industrial land <br /> base is viewed as a regional economic resource that cannot be easily replaced elsewhere <br /> in the region. Therefore, these policies emphasize the preservation of most of Everett's <br /> industrial <br /> land base for future job growth and the industrial and service needs of the region, and to <br /> provide for compatibility between industrial areas and more sensitive land uses. <br /> Policy 2.3.1 Identify which industrial areas should remain designated for industrial <br /> development and determine where currently designated industrial lands should be <br /> designated for other uses, while promoting compatibility between industrial uses and <br /> more sensitive land uses. <br /> 10 5 <br />
