Everett Parks and Recreation Parks <br />Sub Area 6 Silver Lake <br />Population <br />24,802 Population based on 2000 Census Data <br />(7,602 people or 30% of sub area is located within city limits) <br />10,324 population increase by 2025 <br />(3,100 at 30% of projected growth by 2025) <br />35,126, total population by 2025 <br />Land Use <br />Source: 2001 Snohomish County Assessor's digital parcel data, <br />zoning and subarea GIS layers, and aerial images. <br />4,837 acres of land <br />(282 acres of land within 2008 city limits 30%) <br />640 acres of critical area <br />(34 acres critical areas 30%) <br />3,380 acres single family residential <br />275 acres multi -family residential <br />279 acres commercial <br />0 acres of industrial <br />57 acres agriculture <br />42.5 acres of parks, open space and golf <br />Community <br />This is one of the fastest growing areas in Everett as <br />represented by new homes and multi -family housing <br />complexes. Sub Area 6 covers a total of 4,837 acres, with <br />almost 70% of the land located outside of the city leaving just <br />948 acres located within the city limits. <br />Most of the 279 acres of commercial lands in this area are <br />located along the major arterials including SR527. A new Park <br />and Ride lot being built in the center median of 1-5 that is <br />accessible off 112th will provide a create opportunity to <br />70 <br />promote transit oriented development in this area. New <br />developments will continue to be located close to Silver Lake <br />to take advantage of the beauty of the lake, the proximity to <br />shopping and transit stops. <br />Mixed residential areas make up the final land use with 275 <br />acres for multi -family and 3,380 acres for single family homes <br />that are mostly located outside of the city limits. <br />Note: <br />This sub area population totals in the city limits of this sub area <br />are based on utilizing GIS information. <br />Neighborhoods <br />Neighborhoods in this area include Valley View and Silver <br />Lake. <br />Environment <br />The geography of the Silver Lake Sub Area is predominately <br />high plateau at an elevation averaging 420 feet above sea <br />level. Woods Creek drainage includes a large area of trees <br />and ravines owned by the City's Utility Department located <br />along the north edge of the sub area. Woods Creek flows to <br />the east towards the Snohomish River. Silver Lake <br />categorized as a type 1 wetland is the major body of water in <br />this area covering over 102 acres. <br />This area includes 640 acres of critical area open space <br />mostly located along the ravines and drainage ways along the <br />east facing slopes. <br />The drainage ways in this area tend to flow towards the <br />Snohomish River or south towards Seattle. <br />Everett Parks and Recreation <br />N <br />N <br />
