Micro- <br /> breweries are currently permitted in most retail and industrial zones. The City has recently been made aware that <br /> "micro-distillery"and"micro-winery"businesses that are similar in operation and impact to a micro-brewery are <br /> interested in locating in Everett,but that our code does not specifically provide for either use. The proposed <br /> amendment would: <br /> • add micro-distillery and micro-winery to the definition, in order to allow such uses wherever a micro-brewery <br /> is permitted; <br /> • add a definition for"tasting room" <br /> • require a micro-brewery,micro-distillery or a micro-winery to be located in a building in which the principal <br /> use is a restaurant,retail use, or a tasting room; <br /> • eliminate the special regulation that now limits production of beer in micro-breweries retail zones to not more <br /> than 50%of the building floor area; <br /> • replace the special regulation and require a micro-brewery,micro-distillery or micro-winery in retail zones to <br /> be oriented to the public street or common areas of a shopping center or business park. <br /> A brewery,distillery or winery is already listed as a permitted use in the industrial zones. The special regulations that <br /> are proposed in the retail zones would not apply to micro-breweries,micro-distilleries or micro-wineries in the <br /> industrial zones. They would be permitted in industrial areas under the classification of"brewery, distillery or <br /> winery." <br /> RECOMMENDATION (Exact action requested of Council): <br /> Adopt Ordinance amending the Zoning Code related to small scale distilleries and wineries, Ordinance No. <br /> 1847-92 and 2397-99, as amended(EMC Title 19). <br /> 15 <br />
