FA <br />h <br />Exhibitl) <br />DEVELOPMENT AGREEMENT <br />THIS AGREEMENT is entered into this day of 2010, by and <br />between Everett Gospel Mission (hereafter termed, "the Mission"), and the City of Everett, a <br />municipal corporation under the laws of the State of Washington (hereinafter "the City"). <br />RECITALS <br />A. The Mission owns a single family residential parcel of land at 2222 52nd Street in <br />the Lowell Neighborhood (hereafter "the property") which is legally described as in Exhibit B; <br />B. The purpose for the requested rezone is to rezone the property to allow the <br />Mission to use the single family home and any other associated structures on the property named <br />above as an office space in support of the nearby Woman and Children's Center, assuming <br />appropriate conditions as provided herein are met; <br />C. Upon implementation of this Agreement the zoning will be B-2 subject to <br />limitations found herein; <br />D. Due to the wide range of uses allowed in the B-2 (Community Business) zone, <br />and the potential for negative impacts on nearby residential properties, there needs to be an <br />assurance provided by the Mission to the City, that the potential for such impacts will. not arise as <br />a result of the changed zone and intended new use of the property; <br />E. This Agreement sets forth the conditions of use of the property and its <br />appearance; <br />W. <br />
