B-2 <br /> The B-2 site is located across 19th from Silver Lake, immediately south of the Safeway <br /> store. The 6.52 acre site has been assembled by a developer. Our development concept <br /> is shown in Figure 8 and features several mixed use buildings with retail oriented toward <br /> a central parking lot and two corridors through the site; as well as three single purpose <br /> residential buildings on the northern leg of the L-shaped site. There would be two half <br /> floors of parking under each mixed use building and three or four floors of residential <br /> above. The single purpose residential buildings would have three floors of residential <br /> over one floor of parking. <br /> Total Building Area (GSF) <br /> Residential 349,600 <br /> Retail 34,900 <br /> Total 384,500 <br /> Total Dwelling Units 341 <br /> Average Unit Size(NSF) 871 <br /> Parking Spaces <br /> Surface 70 <br /> Structured 443 <br /> Total 513 <br /> Residential Spaces per Unit 1.3 <br /> Total residential density is 50 units per acre. Approximately 180 units could be built on <br /> the site under current zoning.
