^R4Y ENGINEERING / PUBLIC SERVICES DEPARTMENT
ADMINISTRATIVE ACTION
DATE: March 27, 2007
LOCATION: New 4-story office building for Frontier Bank, south of the existing 3-
story office building located at 332 Southwest Everett Mall Way.
SUBJECT: Alternative method to meet the requirements for `Pedestrian Walkway'
ACTION: Eliminate the ten foot extension of rated exterior walls at the existing
building intersection with the pedestrian walkway by the following
alternative method: construct the new pedestrian walkway enclosure as a
two-hour fire-resistive structure. Provide 90 minute fire-resistive
doors on hold-opens within the pedestrian walkway to separate the two
buildings. Both buildings and the pedestrian walkway are to be
sprinklered and have fire detection systems per the 2003 IBC.
FINDINGS:
• Separate buildings with an assumed property line indicated halfway
between the two structures, per 2003 IBC Section 704.3.
■ Distance separating the buildings is more than 10 feet and the
pedestrian walkway is protected by an automatic sprinkler system in
accordance with NFPA 13, per 2003 IBC Section 3104.5, exception
one, without glazing.
• All three levels of the pedestrian walkway built of two-hour fire
resistive construction, similar to a tunneled walkway, per IBC
3104.10, with no exterior openings.
. Buildin official
REFERENCE: The intent of separating the pedestrian walkway from the existing
building is achieved by rating the pedestrian walkway and eliminating the requirement for
opening protectives in the immediate 10 foot vicinity of the pedestrian walkway on the
new and existing structures.
CITY OF EVERETT a 3200 Cedar Street o Everett, WA 98201 * (425) 257-8800 ® Fax(425) 257-8856
