Lawns may be used to cover up to seventy-five (75) <br /> percent of the landscape area which is not used for the <br /> sight obscuring barrier. <br /> SECTION 27: Section 35.050 of Ordinance No. 1671-89 is amended by <br /> the addition of the following: <br /> E. Pedestrian walkways shall be permitted to cross required <br /> landscape areas. <br /> SECTION 28: Section 35.040 of Ordinance 1671-89, which reads: <br /> Location of Landscaping. Landscaping shall be located where <br /> indicated by Table 46-1 . Where required landscape width exceeds <br /> the required setback, the landscape width may be reduced to the <br /> minimum setback width if the landscape type is increased to the <br /> next higher standard (e.g. , Type III to Type II) , except that <br /> where Type III landscaping is required along street frontages, it <br /> need not be increased to Type II landscape standards. <br /> is hereby amended to read: <br /> Location of Landscaping. Landscaping shall be located where <br /> indicated by Table 35-1 . Where required landscape width exceeds <br /> the required setback, the landscape width may be reduced to the <br /> minimum setback width if the landscape type is increased to the <br /> next higher standard (e.g. , Type III to Type II) , except that <br /> where Type III landscaping is required along street frontages, it <br /> need not be increased to Type II landscape standards. <br /> SECTION 29: Section 35.070.A of Ordinance No. 1671-89 is amended <br /> by the addition of the following: <br /> 7 . When the subject property abuts railroad right-of-way <br /> developed with rail facilities, the Planning Director may <br /> modify the landscaping requirements for that portion of the <br /> property abutting the railroad right-of-way, if such <br /> modification will not reduce the compatibility between the <br /> subject property and other properties in the vicinity. <br /> SECTION 30: Section 35.080 .F of Ordinance No. 1671-89, which reads: <br /> F. Except where a greater landscape width and more substantial <br /> landscape type is required by Table 46-1, where outdoor display <br /> areas and off-street parking facilities for office, commercial or <br /> industrial uses abut residential zones, it shall be separated <br /> therefrom by a ten (10) foot wide landscape strip planted with <br /> Type I landscaping. The landscape requirement may be reduced to <br /> five (5) feet in width and planted with Type II landscaping if a <br /> six foot high screening fence constructed of wood, masonry or a <br /> combination of wood and masonry are erected on the property line <br /> between the residential zone and the outdoor display area of <br /> off-street parking facility. <br /> /6 <br />
