I <br /> SOLICITATION SUMMARY <br /> Preface <br /> The City of Everett is prepared to sell its Everett Station Smith Street Property to a <br /> selected Developer by way of this Request for Proposals under mutually acceptable terms <br /> and conditions. The Developer is expected to purchase,develop, and own the property. <br /> Property <br /> The property is commonly known as Lot A, located on Smith.Street between 32nd and <br /> 33rd Streets,and measures approximately 95,000 square feet or 2.2 acres. There are <br /> currently 242 parking surface spaces located on the property. <br /> Vision <br /> The City of Everett envisions a mixed-use development that adds vitality to the Everett <br /> Station area and complements the other proximate transit oriented development. When <br /> complete,the project will include transit parking,non-transit parking, and a mix of other <br /> uses; possibly retail,multi-family residential,hospitality, and office. <br /> Goals <br /> The City's goals for the project are as follows: <br /> 1. The generation of critical mass in the station area. <br /> 2. The creation of urban amenities. <br /> 3. A project that reflects high quality design and construction. <br /> 4. A project that delivers on transit oriented development principles. <br /> 5. Project delivery by an experienced development team. <br /> 6. Finding creative solutions for the retention of 242 parking stalls on the property <br /> for transit and non-transit public parking purposes. <br /> 7. Receipt of fair market value for its property. <br /> 8.
