• <br /> 3 <br /> b. Planting strips may be used between any vehicle access or parking area and the <br /> pathway, provided that the required trees are included and the pathway is at least 8 <br /> feet in width and the combined pathway and planting strip is at least 12 feet in width. <br /> There must be provision for access between the sidewalk and parked cars. (See <br /> Figure 31B.070-18.) <br /> c. Pedestrian-scaled lighting is required, mounted either on posts or building facades, no <br /> more than a maximum of 15 feet high and with spacing no greater than 60 feet. <br /> K. Pedestrian-Oriented Open Space Standards. The intent of this provision is to provide a <br /> variety of safe, attractive, and usable open spaces that promote pedestrian activity and <br /> recreation. <br /> 1. Where "pedestrian-oriented open space"is required by Section 31B.070.A.1.d, <br /> .070.D.1.a, and .070.H.1, design the open space according to the following criteria. If <br /> sidewalks are wider than the required minimum width, the additional sidewalk width may <br /> be counted as pedestrian-oriented open space. <br /> a. Required pedestrian-oriented open space features: <br /> (1) Visual and pedestrian access (including handicapped access) into the site from a <br /> street,private access road, or non-vehicular courtyard. <br /> (2) Paved walking surfaces of either concrete or approved unit paving. <br /> (3) On-site pole or building-mounted lighting (fixtures no taller than 15 feet) <br /> providing at least 4 foot candles(average) on the ground. <br /> (4) Spaces must be located in or adjacent to areas with significant pedestrian traffic to <br /> provide interest and security, such as adjacent to or visible from a building entry. <br /> (5) Landscaping components that add visual interest and do not act as a visual barrier. <br /> This could include planting beds,potted plants, or both. <br /> b. Desirable pedestrian-oriented open space. Provide a minimum of two of the <br /> following features: <br /> (1) Pedestrian amenities, such as a water feature, site furniture, artwork, drinking <br /> fountains,kiosks, etc. <br /> (2) At least two feet of seating area(a bench or ledge at least 16 inches deep and <br /> appropriate seating height) or one individual seat per 60 square feet of plaza area <br /> or open space. <br /> (3) Adjacent buildings with transparent window and doors covering 75 percent of the <br /> façade between two feet and 8 feet above the ground level. <br /> (4) Consideration of the sun angle at noon and the wind pattern in the design of the <br /> space. <br /> 44 <br /> 126 <br />
