Introduction: <br /> This is an action affecting a residential property under common ownership,located west of the City <br /> Downtown area on Tulalip Avenue. <br /> The proposal is to rezone the northern part of the two properties from M-2 (Heavy Industrial)to R-1 <br /> (Single Family). <br /> B. Background: <br /> 1. The subject property is in the Port Gardner neighborhood. Staff met with the Neighborhood to <br /> discuss this action on February 15th of this year. <br /> 2. This action is taking place on a combined single-owner property that contains two parcels which <br /> have two different zones,M-2(Heavy Industrial) on the north, and R-1 (Single Family) on the south <br /> end. The underlying Comprehensive Plan is 1.2 (Single Family) on both properties,which supports <br /> the current single family use and R-1 (Single Family)zone. <br /> 3.
