Citizen Comments
7:07:04 PM
Chair Sosin asked if there was anyone who wished to speak on the Firehouse rezone.
Angela Larsh, Urban Concepts,4509 Interlake Avenue North,#148, Seattle, WA 98103, stated that she
was representing the Applicant, Rich Metzner who wished to rezone the property to B-1. In reviewing
the broad range of uses under B-2 zoning with staff, Mr. Metzner was not interested in vehicular uses
and decided that the B-1 zone met their needs and vision for the site. She felt that the property when it
is developed will be an asset for the community. She asked if the Commissioners had any questions.
7:08:31 PM
Chair Sosin asked when the original Firehouse was built. Ms. Larsh believed it was in the 70's.
7:08:45 PM
Commissioner Adams asked what use was currently in the building. Ms. Larsh responded that the
property owner rented it out for a residential use in the upstairs, and was not sure if there were any
other uses.
7:09:08 PM
Commissioner Murphy asked if the residential use would be eliminated. Ms. Larsh responded that one
of the concepts they have considered is a café style restaurant/coffee shop with a small scale retail in
part of the building. They have also discussed a residential component above, but there is nothing cast
in stone at this time. The use will be market driven—the main vision is for a cafe/coffee shop
component similar to what was shown in the distributed photos.
7:10:12 PM
Rich Metzner, 10404 Sandy Beach Drive in Lake Stevens, stated that he also owns the two little office
buildings across the street and when the Firehouse property came up for sale, he purchased because he
did not want to see condos built there. He did not have a desire to develop the property but did want to
use the existing building as a café/coffee shop. He felt the building would work great for an indoor/
outdoor coffee shop. He referred to the photos of the Snohomish and Richmond Beach coffee shops to
help describe the vision that he has for his property. Currently, he does have a renter upstairs who uses
the ground floor for a karate studio. However, he did tell the tenant that he would need to check with
the City to make sure the use was in compliance. Chair Sosin commented that gathering spaces and
active areas like that are assets to the neighborhood and felt that his vision if done right would be a
great asset to the neighborhood.
7:14:10 PM
Item#2: Chair Sosi asked if there was anyone who wished speak on the Park Element upd. - to the
Comprehensive PI .
