To achieve the proposed land use policy and zone the City needs to amend the <br /> Comprehensive Plan map designation from 1.2 (Single Family) to 4.4 (Mixed Use <br /> Commercial),with a rezone from R-1 (Single Family)to E-1 (Evergreen Way) zone. <br /> 3. The subject site is currently occupied by a single family home in poor condition.. If the <br /> rezone is approved by City Council,that the rezone be conditioned on.the removal of the <br /> structure and clean up of the property, or rehabilitation of the home within one year of the <br /> rezone, or the Comprehensive Plan and rezone will return to the original designation and <br /> zoning. <br /> 4. The public health safety and welfare would be provided for by the proposal under <br /> existing development regulations of the City. <br /> 5. The proposed amendment to the land use map and rezone promotes the best long term <br /> interest of the Everett Community. <br /> NOW, THEREFORE, THE PLANNING COMMISSION RECOMMENDS: <br /> 1. Amend the Comprehensive Plan land use map in the subject area(Exhibit"A")from 1.2 <br /> Single Family)to 4.4 (Mixed Use Commercial), with a rezone from R-1 (Single Family)to E-1 <br /> (Evergreen Way)zone, (Exhibit"B"). <br /> 2.
