Before we can <br /> approve the application, please provide the following additional information: <br /> 1. Critical Area Covenant. Because the property contains a stream and/or wetland and buffer <br /> areas,future development of these areas will be restricted under EMC Chapter 19.37. Please <br /> complete the attached covenant and submit it for review to the Planning Department. We <br /> recommend that a legal description be provided by a qualified surveying or engineering <br /> company. The covenant must restrict the critical area and buffer. <br /> 2. Fence Along Critical Area Buffer. A split rail fence must be installed along the western edge of <br /> the critical area buffer described in the covenant. The fence must be installed prior to issuance <br /> of the certificate of occupancy. <br /> 3. Height Survey. Because the structure would be within one foot of the maximum allowable 28' <br /> building height in the R-2 zone, a height survey must be provided prior to framing inspection. <br /> We recommend you complete the survey prior to making a request for inspection. This <br /> requirement will be noted on the plans when they are approved. <br /> Once the above information is submitted,the Planning Department will sign off on its portion of the <br /> building permit.
