14 <br /> HARBORVIEW PARK ADDITION PROPERTY <br /> CURRENT CONDITIONS <br /> The Harborview Park Addition Property is a 9.33 acre parcel located in the City of <br /> Everett. The property is characterized by its extensive forested cover. The property is <br /> adjacent to Harborview Park, 1621 West Mukilteo Blvd, City of Everett. <br /> Wetlands have not been specifically identified. <br /> The development of the property as a park will be somewhat constrained by the <br /> Conservation Easement established in the Interlocal Agreement awarding, Conservation <br /> Futures resources. <br /> PROPERTY DATA <br /> Present Use <br /> Property can be characterized as a working area having been used by the former owner, <br /> the Burlington/Santa Fe Railroad, surrounded by scrub shrubbery and a large (by urban <br /> standards) forested parcel. There are no structures on the property. There is currently a <br /> driveway easement owned by the railroad extending from West Mukilteo Boulevard to <br /> the railroad right-of-way along Puget Sound. The parcel is has been left primarily <br /> undeveloped with forested areas with a mix of conifers, deciduous trees and shrubs and a <br /> large graveled work area. <br /> Accessibility and Road Frontage <br /> The property is located adjacent to and west of the City of Everett Harborview Park. The <br /> property has two areas of street frontage along West Mukilteo Boulevard. The remaining <br /> property lines are located adjacent to the railroad right-of-way on the west, developed <br /> properties on the north and south,and the City of Everett Harborview Park on the east. <br /> Land Area <br /> According to the Assessor,the subject parcel totals 9.33 acres. <br /> Land Shape <br /> The property is irregularly shaped, following the contour of the bluff and the street right <br /> of way with angular differentiation in several areas. <br /> Land Contour and Elevations <br /> According to the Snohomish County Permit, Planning and Zoning Map the bulk of the <br /> subject larger parcel within the alluvium plane in generally level from 20 to 40 feet <br /> characterizing the steep slope on the west side of the property and 80 feet characterizing <br /> the steep slope of the east side of the property. The property is not in a floodplain and <br /> appears to have relatively good drainage. <br /> Grant of Conservation Easement-16 of 23 <br /> 160 <br />
