2 <br /> a. In the R-5 zone only,zero setbacks are allowed for firewalls for portions of building not <br /> exceeding fifteen feet in height when located at least five feet from a residential dwelling on <br /> an adjacent lot. See Figure 8 for an example. A recorded maintenance easement signed by <br /> the neighboring property owner is required when the side setback is less than three feet. <br /> b. Transparent windows shall occupy no more than ten percent of any facade within <br /> fifteen feet of the side property line. <br /> c. Balconies or rooftop decks within fifteen horizontal feet of a side property line must <br /> utilize opaque guard rails to minimize privacy impacts to adjacent properties. See Figure 9 <br /> for an example. <br /> • <br /> d. Ani additional five-foot setback is required for each ten feet or fraction thereof by which <br /> the building exceeds thirty-five feet in height for only those portions of the building which <br /> exceed thirty-five feet in height. All buildings to be constructed north or south of these extended riaht- <br /> of-way lines shall meet the setbacks that would be required if the property lines coincided with <br /> the extension of the richt-of-wav lines. <br /> Section 5. Administrative Changes to Zoning Map. The Planning Department is hereby <br /> directed to make administrative changes to the Official Zoning Map, as needed,to identify the <br /> Central Waterfront Planning Area in which the regulations amended by this Ordinance apply. <br /> Section 6. Repeal of Moratorium. Ordinance No. 3620-12, as amended by Ordinance No. <br /> 3277-12,and Ordinance No. 3277-12 are hereby repealed. <br /> Section 7: Severability.
