These <br /> corrections are for compliance with the Rucker/Grand Historic Overlay Zone standards <br /> of the Zoning Code. There may be additional comments from the Building Division <br /> about compliance with the Building Code. <br /> 1. Front setback <br /> In this zone, the front setback of a property may be the average of the setbacks of the <br /> two adjacent properties from the sidewalk. This distance is measured to the body of <br /> the house, not to eaves or porches. (EMC 19.33.180(A)(1)]. <br /> According to the site plan you submitted, the setbacks of the properties adjacent to your <br /> property from the sidewalk are 37 feet 6 inches and 37 feet, respectively. Accordingly, <br /> the allowed front setback is the average of these two setbacks, which would be <br /> 37 feet 3 inches from the front sidewalk. <br /> As noted on the site plan, the setback of your existing house is 38 feet. The maximum <br /> distance the deck would be allowed to project beyond the front wall of the house is <br /> 9 inches, bringing the deck to the allowed setback of 37 feet 3 inches. <br /> The plans submitted for the upstairs remodel show the upstairs deck projecting <br /> 2 feet beyond the front wall of the house. At a minimum, the plans must be revised so <br /> that the deck does not project more than 9 inches beyond the front wall of the house. <br /> In addition, EMC 19.39.180, "Survey required", states as follows: <br /> Where the proposed building, addition, or alteration is within one foot of a <br /> required setback or within one foot of the maximum allowable height, the <br /> planning director and building official should always require a full or limited <br /> survey, unless extraordinary circumstances justify otherwise. <br /> CITY OF EVERETT <br /> 2930 Wetmore Avenue, Suite 8A • Everett, WA 98201 • (425) 257-8731 • Fax(425) 257-8742 <br /> Y2 <br />
