PLIMIC WORKS
ADMINISTRATIVE ACTION
May 18, 2000
PROJECT: Nautica
2818 Grand Avenue
B9912-047
SUBJECT: Clear Floor Space for bathtubs in Type B Dwelling Units.
CODE: Washington State Amendments to the 1997 Uniform Building Code
SECTION: Exception 12 to Section 1106.27.1
Interpretation: A clear floor space with minimum dimensions of 48" long, by 30"
wide is required at one bathtub within Type B Dwelling Units. The
48" long dimension shall be parallel with the tub, and the 30" wide
portion shall be measured perpendicular to the tub.
Findings:
1. Although not specified in Section 1106.27.1, Exception 12 is an exception to Section
1106.11.9.1 (clear floor space for bathtubs within Type B Dwelling Units. The 48"
long dimension shall be parallel with the tub, and the 30" wide portion shall be
measured perpendicular to the tub.
2. This interpretation is in keeping with SBCC Interpretation No. 97-09 (see attached).
3. This interpretation has widespread acceptance throughout the Puget Sound region.
4. This interpretation is in keeping with the non-state amended UBC provisions under
Section 1106.6.4.1.3. Type B Dwelling Unit requirements introduced into the 1997
UBC were instated to bring residential provisions in line with HUD's Fair Housing
guidelines per the 1997 UBC Handbook.
5. The proposed orientation of 48" perpendicular to a bathtub and 30" parallel may not
be accepted as an alternate method per Section 1101.4 as it has not been shown that
this rie tation will provide for substantially equivalent or greater accessibility.
Building Official
CITY OF EVERETT• 3200 Cedar Street • Everett, WA 98201 • (425) 257-8800 • Fax(425) 257-8856
