Sub Area 3 Southwest Geography <br /> The geography of Southwest Sub Area 3 is primarily built on a <br /> Population high plateau that is home to Boeing and Paine Field. The <br /> 6,001 estimated population based on 2000 Census Data remaining large flat areas have been used for industrial <br /> by 2025 development. Most of the residential areas are located on the <br /> 2,354 expected population <br /> 8,355 total population by n growth north and west facing slopes and may have views of the <br /> Sound. The drainage ways in this area include most of the <br /> Land Use Source: critical area designations. Streams include Japanese Gulch, <br /> Edgewater, Merrill & Ring, Powder Mill Gulch, Narbeck, <br /> Source: 2001 Snohomish County Assessor's digital parcel data, Phillips and Glenwood Creek. <br /> zoning and subarea GIS layers, and aerial images. <br /> 3,761 acres of land Sub Area 3 Park Gap Analysis <br /> 760 acres critical areas Neighborhood Parks <br /> 818 acres single family residential Edgewater Park 2 acres City of Everett <br /> 260 acres multi-family residential Deer Park 0.6 acres City Of Everett <br /> 8 acres commercial Total Neighborhood Parks 2.6 acres <br /> 2,414 acres of industrial Neighborhood Park Gap Analysis <br /> 0 acres agriculture Total Neighborhood Parks 2.6 acres <br /> 44.9 acres of parks and open space Standard 1.5 acres per 1,000 x 6 = 9 acres <br /> 2008 Neighborhood Park Gap = 6.4 acres <br /> Community 2025 Population increase 2,353, 1.5 x 2.3 = 3.5 acres <br /> Sub Area 3 includes beautiful views of the Puget Sound and <br /> also some of the largest tracts of industrial areas in Everett Community Parks <br /> including the Boeing complex. The residential areas are Phil Johnson Ballfields 13 acres City of Everett <br /> predominately on the north facing slopes, located along Total Community Parks 13 acres <br /> undeveloped greenways and stream areas. The major <br /> transportation route through the area is Mukilteo Boulevard Community Park Gap Analysis <br /> along the north edge and the Boeing Freeway (SR526) along Total Community Parks 13 acres <br /> the south edge.
