` Technical Information Report July 2015 <br /> Everett Public Storage <br /> 1.0 Introduction <br /> This report provides design data and analysis for site development improvements for the proposed <br /> Everett Self-Storage, including demolition of existing buildings, construction of a self-storage <br /> facility, site grading, parking, and utilities. As required by the Everett Municipal Code (EMC), the <br /> project's Technical Information Report (TIR) has been developed following the requirements <br /> described in Chapter 2.2.6 and Chapter 4 in Volume I of the 2010 Stormwater Management <br /> Manual (SMM). <br /> Per the City's 2010 Stormwater Management Manual, this report includes a summary of: <br /> • Existing on-site and downstream conditions; <br /> • Proposed developed site conditions; and <br /> • Proposed stormwater control and SWPP plans. <br /> This report also gives specific details about how the project meets the minimum requirements <br /> specified in Chapter 2 (Minimum Requirements for Redevelopment) of the City of Everett's SMM, <br /> dated February 15, 2010. <br /> 1.1 Project Overview and Description <br /> The project site is located at 8407 Broadway within the city limits of the City of Everett; Tax Parcel <br /> No. #28050800301600, #28050800301100, #28051700200900, and #28051700201000; NW-17-28- <br /> 05. The project site is currently not in use, having been vacated as a boat sales and repair facility. <br /> There remains one unoccupied building on the site, constructed in 1964, paved and gravel surfaces, <br /> a drainage ditch, and one driveway entrance from Broadway. (Ref. Figure 2, Existing Conditions <br /> Map) The existing structures will be demolished with the proposed site redevelopment. <br /> The project site lies at approximate Elev. 440'. Soils on the site are generally considered Alderwood, <br /> gravelly sandy loam, Class C with slow infiltration rates and moderately well drained. <br /> Adjacent uses include offices to the north, residential development beyond Interstate 5 to the east, <br /> hotel and gas station to the west of Broadway, and Interstate 5 freeway on-ramp and various <br /> commercial uses to the south. <br /> 1.2 Project Description <br /> The Everett Self-Storage project proposes to redevelop the commercial boat dealership facility <br /> located between 1-5 and Broadway. The total site area is approximate) 107,536 square feet 2.47 <br /> Y ( <br /> acres). The current redevelopment proposal as shown in the Developed Conditions Map, Figure 3, <br /> includes: the removal of the existing building; the construction of self-storage facility (48,160 sf); <br /> and includes driveway improvements to Broadway (adding a second driveway); road frontage <br /> improvements along Broadway, landscaping, removing abandoned utilities, new utility extensions <br /> and infrastructure, and a wet/detention stormwater vault. <br /> Major parking reconfiguration and site grading are also anticipated. Upon completion, a total of 28 <br /> vehicle parking spaces will be provided for employees and patrons of the self-storage facility. <br /> 14114 Everett Storage TIR Revised 0715.doc 2 <br />
