Technical Information Report July 2015 <br /> Everett Public Storage <br /> 2.0 Existing Conditions <br /> The entire site is proposed to be disturbed during construction of site improvements, approximately <br /> 2.47 acres, with the exception of the landscape setback along the perimeter of the site. Anticipated <br /> earthwork quantities would be approximately 4,823 cubic yards of cut and approximately 11,405 <br /> cubic yards of fill, with a net of 7,945 cubic yards of import fill material. <br /> There are no critical areas on the subject site. A manmade drainage channel is located in the upper <br /> mid portion of the site, which will be rerouted north of the proposed building via the enclosed storm <br /> pipe system as shown on Figure 3— Developed Conditions Map. <br /> Existing stormwater runoff from the site is being captured by a series of catch basins in the parking <br /> areas. Roof runoff from the existing building is connected to catch basins in the parking area. The <br /> storm system on the project site is private. Based on as-built plans, runoff from the site is being <br /> directed to an existing stormwater pipe system that connects within the Intersetate-5 right-of-way, <br /> owned by WSDOT. <br /> 2.1 Off-Site Analysis <br /> There are no upstream areas draining to the existing stormwater system. The project is located in the <br /> Snohomish River Watershed. The project site is located upstream of a WSDOT drainage ditch. <br /> Runoff from Broadway and some areas to the east discharge onto the project site. This is because <br /> there once was a natural drainage way that existed on the project site. All storm drains currently <br /> located on the site are privately owned. <br /> Additionally, the City's storm drainage system from Broadway, crossing west to east, ties into the <br /> same WSDOT drainage ditch. It appears that the WSDOT drainage ditch runs north approximately <br /> 1,600 ft and then crosses under Interstate-5 connecting to Wood Creek. From there, Wood Creek <br /> runs east approximately 1.2 miles merging into Marshland Canal east of Larimer Road. Marshland <br /> Canal travels north approximately 2 miles and then ties into the Snohomish River in the Lowell <br /> Snohomish River Basin. <br /> 14114 Everett Storage TIR Revised 0715.doc 7 <br />
