The City shall have the discretion to decide if the quality of the <br />proposed design elements is sufficient to qualify as a FAR bonus <br />feature. <br />(1) Provide publicly accessible open space within 3 vertical feet of <br />the nearest sidewalk equivalent to 5 percent of the site, including <br />all of the following: <br />(a) At least 2 linear feet of seating area or one individual seat per 60 <br />square feet of area. <br />(b) Landscaping elements as approved by the City. <br />(c) Solar exposure during the summer if site location allows. <br />(d) Visibility from the nearest sidewalk. <br />(2) Distinctive building geometry.
