2. EXISTING CONDITIONS SUMMARY <br /> The site covers approximately 0.14 acres. A building permit application has already been <br /> submitted to the City of Everett and approved for a proposed SFR located on the adjacent <br /> parcel to the south. Prior to the submittal for the building permit application, the existing <br /> site consisted of landscaping, an existing SFR, carport, concrete patio and walkway. <br /> These have all been removed under the current building application. The site currently <br /> contains lawn/landscaping. Access to the site will be from the existing roadway to the east <br /> (Chestnut St). Approximately 2,402 sf (0.06 acres) of the parcel will be impacted by new <br /> impervious surfaces, with the entire site, approximately 6,200 sf (0.14 acres) being <br /> disturbed as needed for the clearing/grubbing and restoration of the existing combined <br /> site. <br /> The proposed area of disturbance is the entire site. The proposed area of disturbance <br /> drains to the north/northeast. Neither the existing roadway to the east nor the existing <br /> alleyway to the west drain toward either property. This project will not affect any off-site <br /> flows from passing through the combined site as in the existing condition. All of the <br /> proposed impervious surfaces for this project will be dispersed on-site and leave the <br /> project parcels as sheet flow or naturally infiltrate on-site via shallow swales. <br /> Since the parcel has been cleared previously and appear to have been graded the USDA <br /> Web-Soil Survey was used to determine the existing soil conditions for the parcel. Refer <br /> to Figure 4. The soils are mapped as Alderwood-Urban land complex. The general <br /> combined site slopes, in the area of disturbance, are moderate and do not exceed 10 <br /> percent. Based on the existing soil information and the setbacks of the proposed <br /> improvements from any of the property lines or critical areas there is little potential for <br /> erosion or sedimentation during construction, assuming the basic BMPs included in the <br /> SWPPP are installed and maintained properly.
