These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested, along with a reduced set of plans no larger than 11"x 17". 1. Access to the sleeping room in the basement is required to be from a conditioned space. 2. Provide detail of the furred walls in the basement. 3. Specify insulation requirements for furred walls in the basement per Table R402.1.1 Washington State Energy Code (WSEC). 4. Show Tempered Safety Glass in hazardous locations as defined in Section R308 International Residential Code (IRC). 5. Specify size, species and grade of beam proposed between the Living Room and the Kitchen. Trace all loads to the foundation. 6.
