The areas surrounding the subject <br /> 3 property are composed of nice well -established single family neighborhoods. <br /> 4 CONCLUSION <br /> 5 Rezoning the subject property to R-3 Multiple Family Low Density will <br /> 6 result in providing a zoning designation for this property different from <br /> 7 and incompatible with that of the surrounding properties which are all <br /> 8 designated single family. This is tantamount to a spot zone. Further, it <br /> 9 may trigger subsequent rezone requests to the properties immediately south <br /> 10 of the subject property creating an adverse impact on the already <br /> 11 well -established and maintained single family neighborhoods in the immediate <br /> 12 vicinity of the subject property. <br /> 13 FINDINGS <br /> 14 The neighbors of the subject apartments were concerned about the height <br /> 15 of the existing apartment structures as it relates to the blockage of their <br /> 16 views. Any redevelopment of the apartments could possibly result in an <br /> 17 increase in the height of the structures above their current twenty-four <br /> 18 feet height for 1814 60th S.E. , and twenty-two feet for 6010 Colby Avenue. <br /> 19 CONCLUSION <br /> 20 Potential redevelopment of the subject apartments under the requested <br /> 21 rezone could result in potential view blockage of the neighboring <br /> 22 residential structures. <br /> 23 FINDINGS <br /> 24 The applicant for the rezone expressed that he had no intention of <br /> 25 demolishing existing buildings nor any immediate intention to redevelop the <br /> 26 site. The primary reason for requesting the rezone was for the purpose of <br /> 27 financing. <br /> 28 CONCLUSION <br /> 29 Requesting a rezone of a parcel solely on the basis of financing is not <br /> 30 a sufficient basis for allowing a rezone. The applicant has failed to meet <br /> 31 his burden of showing the need for the rezone. <br /> 32 <br /> 2 <br />
