The Applicant proposes a renovation of the existing building, including <br /> major interior and exterior improvements. All major exterior remodels include all remodels <br /> within a 3 year period whose value exceeds 50% of the value of the existing structure. All <br /> standards that do not involve repositioiung the building or reconf guring site development, as <br /> determined by tlie city, shall apply to major exterior remodels. Colby Avenue is designated as a <br /> retail street. <br /> The following B-3 design standards below were reviewed by the Planning Department and are <br /> either annroved, subiect to anproval or not apnroved. Please note that although these design <br /> concepts may have been approved by the Plaiuung Department, other departments will need to <br /> review the proposed construction drawings through the appropriate permit submittal for <br /> compliance with building codes and construction and design standards. <br /> 1) Street and Parking Standards—Section 22.020.D.2 <br /> a.) Sidewalk Design. Sidewalks and street trees shall be installed per city specifications <br /> as part of the project. The proposed street trees and planters shown on SD1.0 and <br /> L1.01 are anProved. <br /> b.) Special Streetscape Treatment. All developments must include at least 2 special <br /> streetscape treatments. The Applicant proposes: <br /> #1 —Artwork will be incorporated into or along the sidewalk. The Applicant must <br /> submit a plan for approval at the time of building pennit subinittal of the artwork and <br /> location in the corner bulb. Subiect to annroval. <br /> #2—The existing corner curb bulb will be expanded and additional landscaping <br /> and artwork will be installed.
