The majority of the expansion occurs in the <br /> west quadrant of the existing Mall area. The proposed development would demolish 122,96� <br /> square feet of existing building space including the village center, 4-10 cinemas (1,694 seats) <br /> bank, Rite Aid and Sears service center. Additionally, the existing 13,430 square foot cinemas <br /> 1-3 (1,207 seats) will be converted to retail uses. The expansion will construct a total of 227,068 <br /> square feet of new building space which will include retail, and new Cineplex for a net increase <br /> in shopping area of 104,108 square feet. Site access to the arterial street system would be <br /> provided via the existing Mall Drive signals onto Everett Mall Way and the existing connection to <br /> 100`h Street SE. The proposed project also includes a total of 3,990 on-site parking stalls; <br /> relocation of the Interurban Trail; improved pedestrian circulation, landscaping and water quality <br /> improvements. The applicant is also requesting a height variance for a proposed 60-foot entry <br /> rotunda with a marquee at the top of the 16-screen Cineplex. The Variance application was <br /> approved by Yhe Board of Adjustment on July 7, 2003. <br /> DESCRIPTION OF Addendum (9l2712004): The current proposal includes a projected 5-year <br /> Master Plan for the expansion of the Everett Mall. The proposal development would demolish <br /> 113,047 square feet of existing building space including Cinemas 4-10 (24,599 SF), village <br /> shops (38,223 SF), Sears Warehouse (12,100 SF) and Rite Aid (38,136 SF). Total proposed <br /> new construction of approximately 186,040 square feet includes a new Cineplex (64,399 SF), <br /> new village buildings (85,041 SF), new restaurant pads (14,600 SF} and a new Seats addition <br /> (22,000 SF). Site access to the arterial street system will be provided via the existing Mall Drive <br /> signals onto Everett Mall Way and the existing connection to 100`h Street S.E. The current <br /> project also includes a total of 3,858 parking stalls, relocation of the Interurban Trail along the <br /> western perimeter of the site, improved pedestrian circulation, landscaping and enhancement of <br /> water detention and treatment facilities. The City has approved a height variance for a proposed <br /> 60-foot entry rotunda with a marquee at the top of the 16 screen Cineplex. The variance <br /> application was approved on July 7, 2003 by the Board of Adjustment. <br /> DESCRIPTIQN OF ADDENDUM (10/14/2011): As part of the Master Plan Expansion of the <br /> Everett Mall, the applicant is proposing the construction of a 7,440 square-foot restaurant pad. <br /> As part of this proposal, the applicant will add new landscaping and parking lot islands and <br /> realign the parking stall configuration to keep the parking ratio consistent with the City <br /> requirements. NOTE: With the inclusion of the restaurant pad, the Everett Mall's overall GLA <br /> will total 848,Q39 square feet. Pursuant to the Everett Municipal Code, the applicant is required <br /> to provide 2,827 on-site parking stalls.
