This project is subject to Transportation Mitigation in accordance with Ordinance 3389-14 (codified as <br />EMC 18.36) and subsequent revision. Applicant is encouraged to obtain a copy of the Ordinance and <br />determine applicable mitigation fees and/or other requirements prior to building permit application. The <br />actual charges and requirements shall be as per the information on the approved plans at the time of <br />building permit issuance and the ordinance in effect at that time. <br />7. All site access onto Evergreen Way shall use a single access point. <br />8. Driveway throat depths onto Evergreen Way and Fleming St shall meet City of Everett design standards. <br />a. 100 foot throat depth required on Evergreen Way per City of Everett design standards. Existing <br />site plan requires additional measures to justify reduced throat depth. These measures can be <br />detailed during the public works permit application plan review process. <br />b. 50 foot throat depth required on Fleming St per City of Everett design standards. Existing site <br />plan reduction to 35 foot throat depth is acceptable to traffic Engineering as submitted. <br />9. Provide frontage improvements along the entire property frontage along Evergreen Way. Existing <br />roadway width is acceptable. Sidewalk widening required behind existing curb line to meet Zoning Code <br />requirements. <br />10. Provide frontage improvements along the entire property frontage along Fleming St. Widen roadway to <br />place face of curb 7 feet from the existing property line with at least a 7.5 foot wide sidewalk behind the <br />6 inch wide curb. Provide a ROW dedication or a recorded access easement along the entire Fleming St <br />frontage. This dedication or easement shall be 2 feet wide along the entire property frontage. <br />11. Access point requires a stop sign. <br />12. All traffic control markings and devices within 50' of ROW shall be MUTCD compliant. <br />13. All roadways and driveways must meet City of Everett design standards. <br />14. Access point is private roadway. Use City of Everett standard driveway plans. <br />15. Provide detailed site plan, including circulation and parking details. <br />16. Parking layout must be consistent with City of Everett Standards. <br />17. Sidewalks and Driveways shall follow ADA regulations. <br />18. Please physically disconnect all water lines from existing City meters prior to demolition of existing <br />buildings. Existing services are 3/4". <br />19. If the proposed project will have a fire system, a DCDA will need to be provided on the fire service. <br />20.
