Madison, Inc. / Todd Madison <br />PO Box 31609 <br />Seattle, WA 98103 <br />Project Location: 6504 Evergreen Way <br />Everett, WA 98203 <br />Proposed Project: The proposed action is to construct a new Popeye's Louisiana Kitchen restaurant <br />of approximately 3,195 square feet with associated parking and site improvements. The existing <br />restaurantibar will be demolished. <br />Zoning: E-1 MUO, Evergreen Way, Mixed Use Overlay <br />Project Planner: Teresa -Weldon, Associate Planner — 425-257-7281 <br />Preliminary Design Review: The proposed design was evaluated based on the development and <br />design standards of the E-1 MUO zone in Chapter 3 1 B of Title 19 of the Everett Municipal Code. A <br />final decision of overall project approval will be based on construction permit application review. <br />Please note that although some design concepts listed below have received design concept "approval", <br />all other departments, such as Building, Fire, Public Works and Traffic, will need to review the <br />proposed construction drawings through the appropriate permit submittals for compliance with other <br />City codes and standards. Not all applicable E-1 MUO standards are listed below. <br />The design has been rated with the following: <br />Q Approved; <br />❑ Subject to approval during building permit application review; or <br />❑x Not approved/needs work <br />�q\ Development Standards: <br />0 Required Setbacks — Section 3113.030. <br />w@Street improvements, streetscape amenities and trees. — Section 3111.050. <br />1.) Sidewalk - Along Evergreen Way, the sidewalk must be at least twelve feet wide, with street <br />tree pits as required by subsection C of this section. Sidewalk sections along Evergreen Way not <br />adjacent to a transit stop and more than one hundred feet from a designated side street right-of-way <br />Wb may provide an eight -foot sidewalk with a four -foot planter strip in lieu of a twelve -foot -wide <br />sidewalk. Sidewalk sections on side streets without adjacent off-street parking or transit stops, and <br />5 other streets within or adjacent to E-1 zoned properties, may provide an eight -foot sidewalk with a <br />oo four -foot -wide planting strip in lieu of a twelve -foot -wide sidewalk. See Figure 3113.050-1. Provide <br />sidewalk pavement according to city of Everett public works standards. <br />Note: A minimum sidewalk width of eight feet is required along Evergreen Way and Fleming Street. <br />2.) Amenities - Include at least two amenities from the list below on Evergreen Way. Call out on <br />the plans which two amenities are being provided. <br />JY. Pedestrian -scaled lighting (luminaires no taller than eighteen feet above the ground). <br />. Pedestrian furniture, such as seating spaces, approved trash receptacles, bicycle racks, and <br />drinking fountains.
