Further , the developer will preserve evergreens within the <br /> site plan as concurred with by the Planning Department and <br /> the City Council ; b) 5% of the interior space of the <br /> parking area landscaped ; c ) 10 foot wide landscaped area <br /> adjacent to all street frontages ; d ) 15 foot wide <br /> landscaped corridor along the eastern edge of the property <br /> next to the single family zoned property including <br /> evergreen and deciduous trees , shrubs , and ground cover ; <br /> e ) a 6 foot high fence with landscaping ; f ) additional <br /> landscaping will be provided on adjacent properties per <br /> private agreement ( 23rd P1 . SE) ; g ) a minimum of a 5 foot <br /> wide 6 foot high landscaped corridor on the north, south, <br /> and west sides of the project consisting of evergreen , <br /> deciduous trees , shrubs and groundcover shall be provided <br /> and h ) the tree preservation area in the northeastern <br /> corner of the site. At the time of issuance of grading <br /> permits , all trees to be preserved and the wetland area <br /> shall be clearly identified, marked, and roped off to <br /> prevent accidental destruction . <br /> 8 . A detailed site plan addressing all of the Department of <br /> Ecology ' s (DOE) wetland concerns shall be approved by DOE <br /> prior to issuance of any development permits for this <br /> project . Prior to the issuance of occupancy permits , the <br /> applicant shall be required to provide an agreement in <br /> recordable form providing for the retention of the wetland <br /> area as permanent open space . <br /> 13 . Full standard street improvements are required 110th Street <br /> SE on the proposal 's full frontage . Additional <br /> improvements as specified by the Public Works Department <br /> shall be made on 110th to carry pedestrians from the <br /> existing improvement on 19th Avenue SE to the subject <br /> property. This improvement at the developer 's expense <br /> shall be continued from the project site to Monroe School <br /> at the direction of the County . <br /> 15 . Applicant will be required to sign a Covenant, binding on <br /> the owner , its successors and assigns , agreeing to enter <br /> into and not to protest the formation of a Local <br /> Improvement District for future street improvements to <br /> State Route 527 and 110th Street SE. <br /> 19 . An oil/water separator shall be installed in the on-site <br /> storm drainage system. Existing on-site wetlands should be <br /> preserved to the extend feasible . The on-site wetlands <br /> should be preserved and utilized as a water quality control <br /> feature (wet pond) unless otherwise approved by the <br /> Department of Ecology . Grass-lined swales shall be <br /> provided both upstream and downstream of the wetlands . <br /> Soil infiltration , in series with a grass-lined swale, may <br /> be used for water quality control if some areas of the site <br /> are physically unable to discharge to the wetlands . Prior <br /> to issuance of occupancy permits, the applicant shall <br /> provide a covenant or other security device to ensure <br /> continuous maintenance of the drainage system, and <br /> maintenance and preservation of the wetland area . <br /> -2- <br />
