These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2009 International Building Code,) (2009 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2009 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested. 1. Typical existing wall section shows 2x10 joists sitting on a 2x P.T. sill. The existing house is 2x8 joists sitting on a 6x6 beam. Please clarify. Show connection of 6x6. 2. R-30 insulation in the floor will not fit in a 2x8 joist cavity. 3. Building Section A-A does not show proposed "4x10 (UP)" beam supporting ceiling joists and the ridge. Please show how ceiling joists are supported if beam is "up". 4. Show how"(E) 2x10 floor joists at 16"O.C."are supported at the"5 1/8"x10 1/2"GLB". 5. Call out hangers used for existing floor joists at the "4x12 (UP)" beams shown on upper floor framing plan. 6. Show location of water heater. 7. Show how dwelling is provided with heat. S.
