In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two complete new sets of construction documents reflecting <br /> the corrections requested. Our records indicate that this building was a duplex prior to the requirement for <br /> sprinklers in multifamily commercial buildings in Everett, in 1991, per EMC 16.76 . <br /> a. Snohomish County Assessor historical records indicate a duplex in 1990 and <br /> 1994. <br /> b. Polk directory records indicate duplex in 1988. <br /> c. A 1974 certificate of occupancy indicates a retail portion of the building. Please <br /> confirm that the building is currently only used for residential purposes. <br /> Construction <br /> 1. DUPLEX: Please submit floor plans indicating the layout, egress, and details of the fire <br /> separations of the residential units in the building. <br /> a. Floor plans and details should show compliance with the minimum requirements <br /> of the 2012 International Property Maintenance and Chapter 3 of the 2012 <br /> International Residential Code, to include egress windows, guards, handrails, <br /> stairs, smoke and carbon monoxide detectors to meet the minimum standards of <br /> these two codes. <br /> All codes cited refer to the 2012 International Residential Code (IRC), 2012 International <br /> Property Maintenance Code (IPMC), the 2012 International Fire Code (IFC), the 2012 <br /> International Mechanical Code (IMC), and the 2012 Washington State Energy Code (WSEC), as <br /> amended by the State of Washington and adopted by the City of Everett. <br /> f r� <br />
