r <br /> November 15, 2007 Case Number 07-0948 <br /> Timothy Rehberg <br /> 2227 Wetmore Avenue <br /> Everett, WA 98201 <br /> Dear Mr. Rehberg, <br /> According to Snohomish County records, you are the owner of the property, or have <br /> interest in the property located at 2227 Wetmore Avenue. A recent inspection of your <br /> property reveals the following violations of the Everett Land Use Code and Everett <br /> Municipal Code: <br /> • EMC 19.41.050, states that unless otherwise exempted by city building regulations, <br /> noep rson, firm or corporation shall erect, construct, enlarge, expand, alter, repair, <br /> move, remove, convert or demolish, equip, use, occupy, or maintain any building or <br /> structure or cause or permit the same to be done without obtaining a building permit. <br /> • EMC 19.07.020 Regulations for Accessory Building <br /> The following requirements apply to all buildings that are accessory to single-family <br /> residential uses in all zones. <br /> (E) Accessory buildings located within required rear setback areas shall have a <br /> minimum interior side setback of 5 feet and corner side setback of 10 feet unless the zone <br /> in which the lot is located requires a greater setback, and a minimum rear setback of 5 <br /> feet, unless abutting an alley, in which case there shall be no required rear setback. <br /> A detached garage has been constructed in the rear yard without first having made <br /> application for zoning review and approval and without benefit of construction <br /> permits. <br /> In addition you are in violation of Section 19.41.080 of the Everett Land Use Code. <br /> The City of Everett regulates the type of business permitted to operate in residential <br /> zoning districts. Permitted home occupations must comply with the requirements as <br /> outlined in Section 19.41.080. <br />
