Storr�water Site Plan for 1126 Ru�ker Av� Everett W'!� 98201 <br /> f. F'roject Description: <br /> This project includes new construction of vacant lot in Northwest Everett iVeighborhood. Lot is 4770 sf. <br /> Home will be a 2 Story Single Family Residence with full unfinished below grade basement. Main and 2"a <br /> floor comprise 1844 sf with basement being a 30' X 30' footprint of 900 sf. Proposed Impervious Area is <br /> 1584 sf. Total disturbed is 4770 sf. <br /> II. Sit� Assessment: <br /> Lot size is 43.39' X 110.04' Sloping from front (Rucker Ave) to alleyway to a totai ofi 5' from front of <br /> property line to rear alleyway. Adjacent properties are also standard city lots both having similar <br /> directional slopes with property to the South having a larger front to back slope. <br /> Topography: See the attached SPESCP pian. <br /> Drainage: Se the attached SPESCP plan. The water that hits the site moves from East to West evenly. <br /> The grass infiltrates the rain water into the yard. Any water that is not infiltrated hits the alley between <br /> Rucker and Grand Avenues and runs to the nearest storm drain to the South. <br /> Soils: The site is sloping from East to West . post hole digger was used to a depth of 2' to see existing <br /> soils. Below the dirt line was roughly 8" of topsoil material.
