Please review <br />and respond to the comments below. These comments address building issues only. Additional <br />revisions, or additions, may be required by other departments (such as Utilities, Planning or <br />Fire). All references refer to the 2012 International Building Code (IBC), the 2012 International <br />Fire Code (IFC), the 2012 International Mechanical Code (IMC), and the 2012 International <br />Energy Conservation (IECC), as amended by the State of Washington and adopted by the City <br />of Everett. The current IBC referenced standard for accessible design is the 2009 "Accessible <br />and Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and standards <br />may be more restrictive. <br />In order for the processing of your application to continue, it will be necessary to <br />provide the Building Division with two complete new sets of construction <br />documents reflecting the corrections requested. <br />1. Please provide an architectural floor plan that includes the proposed usage of the space, <br />door access to the existing building and the exterior, and all relevant information to <br />assure compliance with life safety and accessibility requirements of the IBC. <br />2. Please provide architectural cross sections to assure compliance with IBC weather <br />protection and WSEC envelope requirements. <br />3. Please provide cross sections to define the relationship between the new and existing <br />structures. Include a seismic joint detail that provides structural separation in <br />accordance with ASCE 7-10 section 1.12.3. Also the submitted foundation details appear <br />to conflict with the existing footing. <br />4. Numerous discrepancies appear within the detailing and dimensioning of the submitted <br />foundation plan. Also numerous discrepancies appear between the base plate and <br />anchor bolt dimensioning occurring on the foundation plan with those occurring in the <br />steel drawings. <br />5.
