8 <br /> COMPREHENSIVE PLAN CHANGE: <br /> FINDINGS AND CONCLUSIONS: COMPREHENSIVE PLAN <br /> Finding: The 1967 Plan Map designates the subject property for single <br /> family residential development. <br /> The 1972 Plan Update designates this area for Medium Density Residential <br /> development at 5-10 dwelling units per acre. <br /> Conclusion: Due to increased congestion at the intersection of 4th Avenue <br /> West and Everett Mall Way and due to the existance of sewer service to the <br /> property (Mukilteo Sewer District) , the residential designations applied to <br /> the subject property is no longer appropriate. The Business/Light <br /> Commercial designation applied to the properties to the north should be <br /> extended to the subject property as long as measures are taken to protect <br /> surrounding single family homes from the visual impact of this development. <br /> NOW, THEREFORE, BE IT RECOMMENDED BY THE PLANNING COMMISSION TO THE <br /> EVERETT CITY COUNCIL that the Comprehensive Plan change from Single Family <br /> Residential to Business/Light Commercial BE APPROVED. <br /> DATE: January 24, 1984 <br /> Tanis Marsh, Acting Chairman <br /> Everett Planning Commission <br /> VOTE: • <br /> FOR: 5 (Hummel, Moser, Schaffer, Marsh, Geniesse) <br /> AGAINST: 0 <br /> ABSTAIN: 0 <br /> ABSENT: 2 (Friel, Person) <br /> 47 <br />
