U?//c <br /> A RESOLUTION amending the Comprehensive <br /> Plan of the City of Everett as provided for by <br /> Everett Municipal Code Title 2, Section 20, Subsection <br /> 120, to encompass an area in the vicinity of 19th <br /> Avenue S.E. and 100th Street S.E. <br /> WHEREAS, the City Council finds that on May 25, 1982 and September 21, <br /> 1982, the Planning Commission held public hearings regarding establishing the <br /> Comprehensive Plan designation for the hereinafter described property; and <br /> WHEREAS, the City Council finds, after reviewing the Planning Commission <br /> recommendation at public hearings on July 21, 1982, and October 20, 1982, as <br /> required by R.C.W. 35.13.170, that 5.88 acres of Commercial and 20.56 acres of <br /> Medium Density Residential uses, and 5.34 acres of High Density Residential uses <br /> are compatible with the surrounding community; and <br /> WHEREAS, the City Council finds that a Notice of Intention to Annex to the <br /> City of Everett for the property is pending before the Snohomish County Boundary <br /> Review Board; and <br /> WHEREAS, the City Council finds that State Law requires that a <br /> Comprehensive Plan land use designation be established for areas annexed to the <br /> City; and <br /> WHEREAS, the City Council finds that Comprehensive Plan designations <br /> hereinafter set forth are in the best interests of the City of Everett. <br /> NOW, THEREFORE, be it resolved that: <br /> 1. The Comprehensive Plan designations of Medium Density Residential on <br /> 20.56 acres plus associated public right-of-way, High Density <br /> Residential on 5.34 acres plus associated public right-of-way, and <br /> Commercial on 5.88 acres plus associated right-of-way as shown on the <br /> attached map, Exhibit A, are hereby adopted for the following described <br /> property, see Exhibit B. The specific conditions contained in the <br /> Planning Commission Recommendation dated September 21, 1982, and <br /> attached as Exhibit D should apply to this area. <br /> 2. Specific residential density limits are as follows: <br /> a. A maximum of 16 dwelling units per gross acre on areas <br /> designated for High Density Residential uses. <br /> b. A maximum of 6 dwelling units per gross acre, limited to single <br /> family detached use on areas east of parcel 3-026 of Section 17, <br /> Township 28, and Range 5. <br /> c. All other Medium Density areas are limited to a maximum of 8 <br /> dwelling units per gross acre. <br /> See attached map, Exhibit C. <br />
