EVERETT COMPREHENSIVE PLAN <br />as primarily single family neighborhoods. Other dwelling types will be allowed under certain <br />circumstances, such as duplexes, single family attached, or rearyard infill dwellings. <br />2. Single Family Attached and Low Density Multiple Family Residential. ("1.4" and "1.5" on <br />the Land Use Map.) This designation is applied to areas that have historically been zoned for <br />single family detached housing, but are located along arterial streets and transit corridors. The <br />intent of this designation is to provide a transition from the higher traffic volumes of arterial <br />streets to the quieter residential setting of adjacent single-family detached neighborhoods; and to <br />provide housing densities supportive of public transit along transit routes. This designation can <br />also be used as a transition between existing commercial areas and adjoining, lower density <br />single-family neighborhoods. <br />3. Medium Density Multiple Family Residential. (" 1.6" on the Land Use Map.) This <br />designation is applied in various locations throughout the Everett Planning Area that have at least <br />3 of the following characteristics: <br />a) Located near public transit facilities or along transit corridors; <br />b) Located near employment areas; <br />c) Located near commercial services or community facilities such as parks, community centers <br />or schools; <br />d) Creates a transition from higher intensity uses, such as commercial or industrial <br />development to lower intensity residential neighborhoods; <br />e) Are not disruptive of existing single-family neighborhoods; <br />f) Are already developed with a significant amount of multiple family housing; <br />g) Are adjacent to permanent open space. <br />4. High Density Multiple Family Residential. (" 1.7" and "1.8" on the Land Use Map.) This <br />designation is applied to residentially zoned areas surrounding the Central Business District, <br />near transit stations and transit corridors. <br />5. Parks/Public Open Space. (2.0 on the Land Use Map.) This designation has been applied to <br />existing parks, golf courses, and publicly owned open space areas. See Open Space Policies. <br />6. Schools/Churches. (2.1 on the Land Use Map.) This designation has been applied to <br />existing schools and churches. See Policies for "Hard to Site Facilities." <br />7. Colleges/Universities. (2.2 on the Land Use Map.) This designation has been applied to <br />existing college campuses. See Policies for "Hard to Site Facilities." <br />8. Cemeteries. (2.3 on the Land Use Map.)
