B Plan Check No: B1609-015 Dear Mr. Deering, In response to your application for a construction permit, your plans have been examined and you are advised that revisions may be necessary before a permit can be issued. Please review and respond to the comments below. These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the 2015 International Building Code (IBC), the 2015 International Existing Building Code (IEBC), the 2015 International Property Maintenance Code (IPMC), the 2015 International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and the 2015 International Energy Conservation (IECC), as amended by the State of Washington (WSEC) and adopted by the city of Everett. The current IBC referenced standard for accessible design is the 2009"Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA, FHA, and HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be more restrictive. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two complete new sets of construction documents reflecting the corrections requested. 1. Everett Municipal Code, 16.01.040 states"Where elevators are required in buildings, at least one elevator shall be provided for Fire Department emergency access to all floors. The elevator car shall be of such a size and arrangement to accommodate a 24-inch by 84-inch ambulance stretcher, with not less than 5- inch radius corners, in the horizontal, open position and shall be identified by the international symbol for emergency medical services (star of life). The symbol shall not be less than 3 inches high and shall be placed inside on both sides of the door frame". 2. The plans indicate, as is required by the IMC, a type 1 hood above the stove in the kitchen. This installation will require its'own separate permits but the submitted plans do not appear to address the proper configuration or provision for the grease duct. 3. A lighting budget to verify compliance with the WSEC is required either with this submittal or with the electrical permit application. If you have any questions, please call me at 425-257-7264.
