These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to modify the submitted drawings or provide the Building Division with two new complete sets of drawings reflecting the corrections requested. 1. Show heated attic area on the Upper Floor Plan. Show the location of all walls enclosing heated attic area. 2. Specify framing for all second floor joists, and studs in heated attic area (with sufficient depth for insulation). 3. Specify R-Value of all insulation in section drawings. Headers are required to be insulated to minimum R-10. Show requirement on drawings. 4. Egress windows shall have a sill height of not more than 44 inches (1118 mm) measured from the finished floor to the bottom of the clear opening. Designate all egress windows on the plan view and the window schedule. 5. A minimum of 75% of permanently installed lamps in lighting fixtures shall be high- EFFICACY lamps.
