Please submit two <br /> electronic sets of revisions, with a response letter indicating how corrections are resolved on the plan <br /> set. <br /> Construction <br /> 1. Please indicate attachment details with wind and gravity load calculations for the awning detail <br /> on sheet A4.1. <br /> Accessibility <br /> 1. The route to the primary function areas should be accessible, per IBC section 3411.7. Please <br /> clarify how the accessible route to the primary function is being improved not to exceed 20% of <br /> the construction costs, per IBC section 3411.7. <br /> a. The parking is being altered, and access to the building is being added, but the <br /> accessible parking does not meet current standards, per IBC table 1106.1, and IBC <br /> section 1106.5. <br /> b. The parking legend on sheet A0.2 indicates a van accessible parking area, but the <br /> dimensions are not shown on sheet A1.0, and the scale shown on the drawings does not <br /> match the scale of the plan. A van accessible parking space requires 16 feet of width <br /> and specific signage, per the standard ICC A117.1-2009 sections 502.2, 502.4.2, and <br /> 502.7. <br /> c. The legend on sheet A0.2 indicates 49 spaces, but the sheet A1.0 indicates 74 spaces. <br /> Some of these spaces appear to be servicing another building, but now have a route to <br /> the CHC building via a new ramp. <br /> d. A minimum of three accessible parking spaces would be required based on the number <br /> of parking spaces shown, per IBC Table 1106.1. <br /> These comments address building issues only. Revisions or additions may be required by other <br /> departments (Utilities, Public Works, Traffic, or Planning). Upon resubmission of the drawings, plan <br /> review will resume and your application will be given priority. All required submittals must be of <br /> sufficient detail and information to ensure that the proposed structure will be constructed in compliance <br /> with all adopted codes. Code references cited include the 2012 International Building Code (IBC), 2012 <br /> International Fire Code (IFC), and the 20:12 International Property Maintenance Code (IPMC). The <br /> current IBC referenced standard for accessible design is the 2009 "Accessible and Usable Buildings and <br /> Facilities" (ICC/ANSI A117.1).
